How this illustration works
For tax year 2026, federal ordinary income brackets are 10%, 12%, 22%, 24%, 32%, 35% and 37%. Most long-term capital gains use 0%, 15% or 20% rates. This illustration uses your chosen rate, not a progressive-bracket tax calculation. Additional taxes, including the 3.8% net investment income tax where applicable, are excluded. Property taxes are fixed at 5% of estimated future gross revenue, which this illustration uses as a proxy for total appraised value. Actual appraised value may differ from revenue or sale price, and actual property taxes depend on assessed value, local rates and applicable rules. Holding net proceeds equal gross royalties less assumed severance taxes, property taxes and ordinary income tax. Ordinary income tax is applied to gross royalties in this simplified example; deductions, including depletion and deductible taxes, are not modeled.
Sale tax equals the assumed capital gains rate multiplied by the positive difference between sale price and adjusted tax basis ($0). This assumes the gain qualifies for long-term capital gains treatment. Depletion recapture, selling costs, other taxes and transaction-specific adjustments are not modeled.
Future royalties arrive over time and are uncertain; sale proceeds are received at closing if a transaction closes. This comparison does not discount future royalties or predict which option is better.
